After the books closed: the quarter's biggest news happened too late to be in the numbers
The model's full reasoning — Q1 2023 call → NOWe need to determine if management reports that the most important positive developments of the period happened so late in the reported period or shortly after it ended that the results contain little or none of their effect, with management itself marking the timing. We need to look for management's own words conveying a coherent situation with both halves: (1) late-breaking concrete positive events that occurred near end of period or after, and (2) management treats them as the real story the numbers missed. Let's scan the transcript. Rick Matros opening: "We're continuing to see traction in operational recovery. Occupancy in our skilled nursing portfolio has now improved every month in the fourth quarter and continued through January. Occupancy October through January in our skilled nursing portfolio improved to 130 basis points. Our skilled mix jumped up dramatically in the first quarter as well. Labor trends are improving, but it's still tough, and it's going to be a bit of a slog there I think for a while, but we're certainly off our highs in terms of inflationary increases and agency utilization. So, we feel good about the progress has been made there as well. EBITDARM coverage without PRF and that's really the only way we think everyone should be looking at it at this point has improved sequentially on a trailing 12-month basis and even more so on a trailing three-month basis." He mentions occupancy improved every month in Q4 and continued through January. That's late in the period? Q1 2023 ended March 31, 2023. The call is May 4, 2023. So January is early in Q1. Actually Q1 is Jan-Mar. So "continued through January" is not late in Q1. He says "Occupancy October through January" - that's Q4 and January. So that's not late in Q1. He then talks about specific operators: Signature Health had a tough second half, sold 24 facilities, right-sized, but their first quarter rebounded dramatically. He says "I went back over a year and a half to find a quarter that was as strong as the first quarter is for Signature Health and wasn't able to find one." So that's a positive development in Q1, but not necessarily late in Q1. It's the whole quarter. Avamere also had a strong first quarter. Transition from old North American portfolio going well for Avamere and Ensign, ahead of schedule.
